So here's the whole picture, in order: what happens before we're live, what happens once you're on the market, and what I'm looking at with you when offers come in.

Stage One: Coming Soon

Before your home ever hits Realtor.ca, there's a lead-up period I call Coming Soon, and it quietly does a lot of the heavy lifting for how your listing performs once it actually goes live to the public. This is where we handle everything that shouldn't be rushed once buyers are already booking showings, from getting your home camera-ready to making sure the systems are in place to track exactly who comes through your door. Skipping or rushing this stage is one of the most common reasons a listing underperforms in its first crucial days on the market, because first impressions on Realtor.ca are largely set before a single showing happens. I treat this period as seriously as the listing itself, because a strong Coming Soon phase is what lets your home launch with real momentum instead of trickling out to buyers one at a time. Stage Two: For Sale on Realtor.ca

Once we go live, your home is marketed as widely as possible and every showing request is managed so nothing falls through the cracks during what's usually the busiest and most important stretch of the whole process. This is the stage where the groundwork from Coming Soon starts paying off, buyers and agents are seeing a listing with strong photos, a clear story, and a system behind it rather than something thrown together at the last minute. I stay closely involved through this entire stretch, tracking how buyers are responding, how showings are going, and whether the pricing and presentation are landing the way we expected them to when we set the strategy. If something isn't working the way we planned, this is when we adjust, rather than waiting until momentum has already stalled. Here's what's actively happening behind the scenes while your home is live and buyers are coming through.

Stage Three: Accepting an Offer

When an offer comes in, price is only one piece of what we look at together, even though it's usually the first number everyone jumps to.
